Reporting to the Area Sales Manager and working collaboratively with the Baywest Homes team, the Sales Associate will be a full-time role responsible for supporting the Area Sales Manager in achieving community sales targets and delivering an exceptional purchase experience and outstanding service to clients from sale to possession.

Responsibilties of Sales Associate
  • Professionally represent Baywest Homes LP and Section23 by qualifying guests of the sales centre and providing accurate information on the product offering represented.
  • Have a strong understanding of the community as well as home models, pre-planned options, products, services and pricing provided by Baywest.
  • Proactively review and shop the competition to learn and become familiar with their product offering and how it compares to the Baywest offering.
  • Actively prospect and nurture leads by asking discovery questions to understand their needs.
  • Develop a strong rapport with potential purchasers to facilitate a successful sale.
  • Coordinate and administer the selections process within the required system.
  • Contribute towards the achievement of monthly/annual sales targets.
  • Strive to achieve a minimum of 70% registration of guests visiting the sales center.
  • Maintain CRM database by accurately entering prospect registration information, creating follow up activities, and developing prospecting strategies to achieve quality return guests to the sales centre.
  • Proactively generate and execute ideas to increase lead generation other than walk-in traffic.
  • Provide purchasers with ongoing communication, including regular construction updates, community updates and any other relevant information to their new home build.
  • Consistently achieve Avid Customer Satisfaction ratings 2% greater than industry average.
  • Report the following to Baywest’s Sales and Marketing team: Prospect Lists (weekly and as requested by Baywest Homes), Traffic Reports every Sunday evening, Sales Reports (as requested), Lot Holds (within 24 hours of obtaining hold), Cancelled Purchase Agreements (within 24 hours of cancellation).
  • Ensure all Purchase Agreements are completed accurately, and all required documentation is complete when submitted.
  • Track lot holds and purchases with Baywest and the Land Developer in the Developer Online Lot System and in weekly Traffic Reports
  • Carry out day-to-day activities to support the Area Sales Manager, while demonstrating the ability to work independently and uphold sales centre and show home expectations and standards of excellence in the absence of management.
  • Ensure the sales centre/show homes and spec homes are locked and secure (i.e. all windows closed/latched and doors locked), arming and disarming the security system each day.
  • Order and maintain office supplies and a sufficient inventory of marketing brochures, sales collateral and various sales tools as provided by Marketing or the Developer.
  • Ensure spec homes are on a regular cleaning schedule and have a Baywest door mat in the entrance and marketing collateral in the kitchen.
  • Submit monthly inspection/assessment reports noting deficiencies in sales area, show homes, spec homes and report them to the Warranty Team.
  • Perform a daily drive-by of the community and ensure lot signage is standing straight and is clean and if not, ensure the appropriate parties are notified.
  • Attend sales meetings, workshops and any other events and meetings scheduled and deemed necessary by Baywest Management.
  • Demonstrate professionalism in everything you do, from pride in appearance with appropriate attire to positive communications with prospects – become an ambassador for the Baywest brand.
Qualifications
  • Previous customer service experience in residential development, or new home sales is preferred.
  • Experience with managing multiple deliverables at the same time; must be detail-oriented and highly organized.
  • Excellent interpersonal, written and verbal communication skills.
  • Strong computer proficiency.
  • Experience with Buildtopia is a plus, but not required.

Area Sales Manager

Job Description
Reporting to the Sales Manager and working collaboratively with the Section23 & Baywest Homes team, this role is responsible for achieving community sales targets and delivering an exceptional purchase experience and outstanding service to clients from sale to possession. This is a lead position that requires a proactive approach in providing solutions to clients, managing expectations and processes, and leading a team comprised of a Sales Associate and Sales Ambassadors.

Responsibilties of Area Sales Manager

  • Perform a daily drive-by of the community and ensure lot signage is standing straight and is clean. If not clean (muddy, covered in snow), it is required to be immediately.
  • Report the following to Baywest’s Sales and Marketing department upon request: Prospect Lists, weekly and as requested by Baywest Homes. Traffic Reports every Sunday evening. Sales Reports, as requested. Lot Holds, within 24 hours of obtaining hold. Cancelled Purchase Agreements, within 24 hours of cancellation.
  • Accurately complete Purchase Agreements and all required accompanying documentation
  • Accurately complete required FINTRAC forms and collection of purchaser deposits/cheques
  • Accurately complete Pricing Requests, Design Requests and Change Orders
  • Attend Purchaser Meetings, Walkthroughs and Possessions as established by the Company
  • Successfully register all guests of the sales centre prior to their departure
  • Accurately record and enter sales centre guest contact information into the CRM database
  • Collaborate with Marketing to develop strategic initiatives
  • Facilitate communication between Purchasers and Baywest office and field staff
  • Track lot holds and purchases with Baywest and the Land Developer in the Developer Online Lot System and in weekly Traffic Reports
  • Primary liaison with purchasers, Baywest office and field staff during construction of each home. This includes biweekly updates on progress of the construction build to Purchasers by email with accompanying photos.
  • Work closely with marketing to identify and undertake initiatives to assist in driving new and previous traffic to the sales centre
  • Maintain lead role in active prospecting and nurturing of leads in the Database, specific to the community sales program
  • Participate in the spec home planning program to ensure constant inventory of Immediate Possession homes
  • Ensure spec homes are on a regular cleaning schedule and have a Baywest door mat in the entrance and marketing collateral in the kitchen
Qualifications
  • 5+ years of professional sales experience
  • Excellent written and verbal communication skills
  • Ability to manage high priority/urgent requests, adapt to changing priorities
  • Self-motivator with strong organizational, intra-personal skills, and a great collaborator

Construction Assistant

Job Description
Reporting to the Construction Supervisor, the Construction Assistant will assist with daily new home construction activities that ensure the quality, cycle time and customer experience goals for the department are fulfilled.

Responsibilties of Construction Assistant
  • Assist the Construction Supervisor ensuring to stay on schedule and provide support on the quality control of the production of new homes.
  • Support construction needs to enable the trade partner’s ability to complete work on site and on time.
  • Maintain cleanliness of interior and exterior of construction sites during all stages of construction.
  • Ensure construction sites are always in safe condition and abide by all workplace safety policies and procedures.
  • Assist in the home building construction process by performing minor tasks, including but not limited to, framing, rough ins, drywall and paint touch ups.
  • Provide working support to peers including but not limited to other Construction Assistants and or the Warranty Supervisors as needed.
  • Other accountabilities assigned by the Construction Supervisor or Team Lead.
  • Cross train within the team ensuring you can provide backup support and vacation relief for others.
Qualifications
  • Previous experience in residential construction would be an asset.
  • High School Diploma.
  • Able to perform basic handyman skills, and comfortable using hand tools and power tools.
  • Must have a valid Driver’s License and driver’s abstract.
